• Generally, we use lease forms provided by the California Association of Realtors. We are also able to provide custom lease forms if needed.

• Rent Collection through our online tenant portal for the prompt collection of rents and processing of owner distributions.

• Our owner distributions are processed by our bank and distributed by ACH transfer.

• Overseeing Maintenance Requests. Our online portal allows the quick processing and approval of requests for repairs.

• Managing the tenant relationship.

• Providing Property Inspections. We use a 3rd party provider for regular, prompt inspections.

• When a tenant gives notice to terminate their lease, we provide an immediate inspection and a list of all items that need correction before releasing their security deposit.

• A landlord portal for regular communication with owners.

• A tenant portal for tenants.

• Landlords receive monthly statements of all income and expenses.

• Landlords also receive year-end reports and 1099s.
